This Indenture made the ninth day of May In the Sixteenth year of the Reign of our Sovereign Lord George the Second by the Grace of God of Great Britain France and Ireland King Defender of the faith and Soforth and in the year of our Lord One Thousand Seven hundred and Forty Three Between William Spencer of Ramsgate in the Isle of Thanet in the County of Kent Marriner John Sanders of Ramsgate aforesaid Bricklayer and Edna his Wife and Moses Martin of Ramsgate aforesaid Marriner and Sarah his Wife of the one part and Stephen Boyman of Ramsgate aforesaid Marriner and Mary his Wife and Cornelius Nash of Ramsgate aforesaid Cordwayner and Mary his Wife of the other part Witnesseth that for the barring docking and Cutting off all Estates Intails and all other Estates Rights Titles Widow Rights Dowers Reversions and Remainders of and in the Messuages Lands Tenements and Hereditaments hereinafter mentioned and for the Settling and assuring the same to the several uses Intents and purposes hereinafter in and by these presents declared mentioned and expressed It is mutually Covenanted granted Concluded and fully agreed upon and by and between all the said parties to these presents That they said William Spencer John Sanders and Edna his Wife and Moses Martin and Sarah his Wife shall and will before the End of Six months next ensuing the date hereof at the Joint Costs and Charges in the Law of them the said William Spencer Moses Martin and Stephen Boyman before his Majesties Justices of the Court of Common pleas at Westminster in due form of Law levy and acknowledge unto the said Stephen Boyman and his heirs one or more fine or fines Sur Conuzance De Droit Come ceo & with proclamations according to the form of the Statute in that Case made and and provided of All that Messuage or Tenement (now in two Dwellings divided) with the Kitchen Outhouses Edifices Buildings and of all that Messuage or Tenement standing in the Garden or Ground belonging and next to the said Messuage or Tenement (in two Dwellings) together with the Gardens and Land Containing by Estimation Quarter of an Acre more or less with their appurtenances to the said Messuage or Tenement (in two Dwellings) belonging and adjoining or in any wise appertaining or which now are or formerly have been accepted reputed taken known used occupied or enjoyed to or with the same or as part parcel or member thereof or of any part thereof Situate lying and being in Ramsgate aforesaid in or near a certain Street there Called the Brick Street and now are in the Tenure Occupation or possession of the said William Spencer and Adam Spencer his Son and also of all that Messuage or Tenement (now in two Dwellings divided) and prem[is]es with their appurtenances Situate lying and being in Ramsgate aforesaid in or near a certain Street there called the Brick Street and now or late in the Tenure or Occupation of Azarias Coppin and John Wilkinson and also of all that Messuage or Tenement (now in two Dwellings divided) and prem[is]es with their appurtenances Situate lying and being in Ramsgate aforesaid in or near a certain Street there called the South End and now in the Tenure or occupation of William Chilton and John Curling and also of all that Messuage or Tenement Outhouses Garden Yard Backside Ground and all other the prem[is]es thereunto belonging with their appurtenances Situate lying and being in Ramsgate aforesaid in or near a certain street there called the South End and now in the Tenure or occupation of the said Stephen Boyman and lately purchased by the said Stephen Boyman and Mary his Wife of and from the said John Sanders and also of all that one undivided fourth part of and in all that Messuage or Tenement Outhouses and prem[is]es with their appurtenances Situate lying and being in Ramsgate aforesaid in or near a certain street there called the East End and now in the Tenure or Occupation of the said Moses Martin and also of all that one undivided fourth part of and in all that piece or Parcel of Land Containing by Estimation Eight and Twenty perches more or less and Building or Oyl House or Oyl Room thereon Erected and built and prem[is]es with their appurtenances Situate lying and being at or nigh the South End of Ramsgate aforesaid and now in the Tenure or Occupation of the said Cornelius Nash and also of all that undivided fourth part of and in all that Toft whereon formerly a House Stood and Backside thereunto belonging and prem[is]es with their appurtenances Situate lying and being in Ramsgate aforesaid and now Unoccupied and also of all that one undivided fourth part of and in that Messuage Tenement or Cottage and prem[is]es with their appurtenances Situate lying and being in the parish of Saint Lawrence in or near a certain place there called Churchill in the Isle of Thanet aforesaid and now Unoccupied By the name of Five Messuages one Kitchen three Gardens and halfe and Acre of Land and of a fourth part of one Messuage one Cottage one Toft one Oyl Room one Curtilage and one Quarter of an Acre of Land with the appurtenances in Ramsgate and in the Parish of Saint Lawrence in the Isle of Thanet in the County of Kent or by such other Name, or Names of places and things Quantity or Quantity of Land or Number of Acres and Messuages as by the said parties to these presents shall be thought fitt and Convenient with such Warranties in the said fine to be Contained as shall be thought fitt and requisite which said fine in manner aforesaid or in any other manner to be levied and acknowledged and all and Every other fine and fines levied or to be levied of the said prem[is]es or any part thereof by or between the said parties to these presents shall be and Enure and the same parties to these presents doe for themselves and for their heirs express publish and declare the same shall be and Enure and shall be adjudged deemed Construed and taken to be and Enure to the several uses Intents and purposes hereinafter mentioned and Expressed limitted and appointed (that is to say) as for touching and concerning the said Messuage or Tenement (in two Dwellings) with the Kitchen Outhouses Edifices Buildings and the said Messuage or Tenement standing in the Garden or Ground belonging and next to the said Messuage or Tenement (in two Dwellings) together with the Gardens and Land Containing by Estimation Quarter of an Acre more or less with their appurtenances to the said Messuage or Tenement (in two Dwellings) belonging and adjoyning or in any wise appertaining or which now or formerly have been accepted reputed taken known used occupied or Enjoyed to or with the same or as part parcel or member thereof or of any part thereof herein before mentioned to be Situate certain Street there Called the Brick Street and to be now or late in the Tenure or Occupation of the said Azarias Coppin and John Wilkinson and also the said Messuage or Tenement (in two Dwellings) and prem[is]es with their appurtenances herein before mentioned to be Situate lying and being in Ramsgate aforesaid in or near a certain Street there called the South End and to be in the Tenure or occupation of the said William Chilton and John Curling To the Sole and only proper use and behoofe of him the said William Spencer his heirs and assigns for Ever and as for touching and concerning the said Messuage or Tenement Outhouses Garden Backside Ground and all other the prem[is]es thereunto belonging with their appurtainances herein before mentioned to be Situate lying and being in Ramsgate aforesaid in or near a certain Street there called the South End and to be in the Tenure or occupation of the said Stephen Boyman and lately purchased by him the said Stephen Boyman and Mary his Wife of and from the said John Sanders To the Sole and proper use and behoofe of the said Stephen Boyman and Mary his Wife their heirs and assigns for ever and as for touching and concerning the said One Undivided fourth part of the said Messuage or Tenement Outhouses and prem[is]es with their appurtenances herein before mentioned to be Situate lying and being in Ramsgate aforesaid in or near a certain Street there called the East End and to be in the Tenure or Occupation of the said Moses Martin and also the said One Undivided fourth part of the said piece or parcel of Land Containing by Estimation Eight and Twenty perches more or less and Building or Oyl House or Oyl Room thereon Erected and Built and prem[is]es with their appurtenances herein before mentioned to be Situate lying and being at or nigh the South End of Ramsgate aforesaid and to be in the Tenure or Occupation of the said Cornelius Nash to the only proper use and behoofe of the said Cornelius Nash and Mary his wife their heirs and assigns for Ever to the several uses intents and purposes hereinafter mentioned (that is to say) to the use and behoofe of such person and persons and for use and uses Estate and Estates intents and purposes and Subject to such provisoes and Conditions in such manner and form as the said Cornelius Nash and Mary his wife at any time or times hereafter or by and deed or deeds Writing or Writings Conveyance or Instrument of any kind to be by both of them the said Cornelius Nash and Mary his wife Signed Sealed Delivered and Duely executed in the presence of two or more Credable Witnesses shall limitt direct or appoint and for want of such limitation direction or appointment then to the use and behoofe of them the said Cornelius Nash and Mary his Wife for and during the Whole Term of their natural lives and the life of the longer liver of them and immediately from and after the decease of them or Either of them then to only proper use and behoofe of the longest liver of them and the heirs and assigns of such longest liver for Ever and as for touching and concerning the said one undivided fourth part of the said Toft whereon formerly a House Stood and Backside thereunto belonging and prem[is]es with their appurtenances herein before mention to be Situate lying and being in Ramsgate aforesaid and to be Unoccupied and also the said One Undivided fourth part of the said Messuage Tenement or Cottage and prem[is]es with their appurtenances herein before mentioned to be Situate lying and being in the parish of Saint Laurence in or near a certain place their called Churchill in the Isle of Thanet aforesaid and to be Unoccupied To the Sole and only proper use and behoofe of the said Moses Martin and such person or persons and their heirs and assigns for ever and for such Estate and Estates and in such parts shares and proportions and to and for such uses intents and purposes as he the said Moses Martin shall by any deed Conveyance Writing or Instrument or by his last Will and Testament under his hand and Seal to be attested by two or more Credible Witnesses at any time during his natural Life nominate limitt direct and appoint and for want of such nomination limittation direction and appointment then to the only use and behoofe of the said Moses Martin and Sarah his wife their heirs and assigns for Ever and to and for no other use or uses intents or purposes whatsoever In Witness whereof the parties above named to these present Indentures have set their hands and Seals Dated the Day and Year first above written..
