This Indenture made the eight day of of august in the twenty sixth year of the Reign of our Sovereign Lord George the Third by the Grace of God of Great Britain France and Ireland King Defender of the Faith and soforth and in the year of our Lord One thousand seven hundred and eighty six Between James Taylor of Tower Hill London Hatter and Christian his Wife of the one part and John Abbott of the parish of Saint Dunstans near and without the Walls of the City of Canterbury in the County of Kent Brewer of the other part Witnesseth that for and in consideration of the Sum of two Hundred and eighty Pounds of Lawful Money of Great Britain to the said James Taylor in hand well and truly paid by the said John Abbott at or before the Sealing and Delivery of these presents the Receipt whereof the said James Taylor doth hereby acknowledged and thereof and of every part thereof doth acquit release and discharge the said John Abbott his Heirs Executors Administrators and Assigns and every of them forever by these presents He the said James Taylor hath granted bargained sold aliened released and confirmed And by by these presents Doth grant bargain sell alien release and confirm unto the said John Abbott (in his actual possession now being by Virtue of a Bargain and Sale to him thereof made by the said James Taylor in Consideration of five Shillings to him paid by the said John Abbott by Indenture bearing Date the Day next before the Day of the Date of these presents for the term of one Whole year commencing from the Day next before the Day of the Date of the same Indenture and by Force of the Statute for transferring uses into possession) and to their Heirs and Assigns All those two Messuages or Tenements (formerly being one Messuage or Dwelling House) with the Outhouses Edifices Buildings yards Backsides Garden and Ground thereunto respectively belonging and adjoining and therewith held and enjoyed Situate lying and being in Ramsgate in the Isle of Thanet in the said County of Kent in or near a certain Street there called the Brick Street heretofore in the several Tenures or Occupations of Sarah White Widow and George Friend or their respective Assigns and now or late in the several Tenures or Occupations of Richard Blackburn and Robert Wetherden or their respective Assigns Together with the free and common use and Benefit at all times (with the Tenants and Occupiers of certain other Messuages and premises near thereunto) of a certain Grass Plat or Bleaching Spot near the said Messuage and premises which said Grass Plat or Bleaching Spot is Situate at or near the Back part of a certain Messuage in Brick Street aforesaid heretofore in the occupation of _________ Gregory Widow and now of William Doughty or his Assigns And also all Ways Paths Passages Waters Water Wells Water Courses Walls Fences Inclosures Lights Easements Liberties Privileges Profits Advantages Emoluments Hereditaments and Appurtenances whatsoever to the said Messuages or Tenements Hereditaments and Premises belonging or in any wise appertaining or therewith or with any part thereof usually held used occupied or enjoyed or accepted reputed taken or known as part parcel or Member thereof or of any part thereof And the Reversion and Reversions Remainder and Remainders Rents Issues and Profits thereof And also all the Estate Right Title Interest Use Trust Inheritance Claim Property and Demand whatsoever both at Law and in Equity of him the said James Taylor of in to or out of the said Messuages or Tenements Hereditaments and Premises hereby or mentioned or intended to be hereby granted and released or of in to or out of any part thereof And also all Deeds Writings and Evidence whatsoever touching or concerning the said premises only or only part thereof which he the said James Taylor now hath in his Hands Custody or Power or which he can get or procure without Suit at Law or in Equity To have and to hold the said Messuages or Tenements Outhouses Buildings yards Backsides Gardens Ground use of the said Grass Plat or Bleaching Spot and Hereditaments and all other the Premises hereby or mentioned or intended to be hereby granted and released with the Appurtenances unto the said John Abbott his Heirs and Assigns To the only proper use and Behoof of the said John Abbott his Heirs and Assigns for ever And the said James Taylor for himself and his Heirs Executors and Administrators doth hereby covenant promise and grant to and with the said John Abbott his Heirs and Assigns that they the said James Taylor and Christian his Wife shall and will within the space of three Months next ensuing the Date of these presents in due Form of Law acknowledge and levy before the Justices of His Majesty's Court of Common Pleas at Westminster unto the said John Abbott and his Heirs one Fine Sur Conusance de Droit come ceo &c whereupon proclamations shall and may be had made and recorded according to the Form of the Statute in that Case made and provided and the usual Course of Fines in such Cases used and accustomed of All all and singular the said Messuages or Tenements Hereditaments and Premises with the Appurtenances And it is hereby agreed and declared by and between the said Parties to these Presents that the said Fine so as aforesaid or in any other Manner or Form or at any other Time to be levied and all and every other Fine and Fines Recovery and Recoveries Conveyances and Assurances in the Law whatsoever heretofore had made levied suffered or executed or hereafter to be had made levied suffered or executed of the said Messuages and Premises or any part thereof shall be and enure and shall be adjudged deemed and taken to be and enure To the only proper use and Behoof of the said John Abbott his Heirs and Assigns for ever And the said James Taylor for himself and his Heirs Executors and Administrators doth hereby farther covenant promise and grant to and with the said John Abbott his Heirs and Assigns in Manner following, that is to say, That (for and not withstanding any Act Matter or Thing whatsoever by him the said James Taylor or any Person or Persons claiming or to claim by from under or in Trust for him done committed or wittingly or willingly suffered to the Contrary) he the said James Taylor now at and immediately before the Execution of these presents is lawfully rightfully and absolutely Seized in his Demesne as of Fee of the said Messuages or Tenements Hereditaments and all other the Premises hereby or mentioned or intended to be hereby granted and released with the Appurtenances of and in a good sure lawful perfect absolute and indefeasible Estate of Inheritance in Fee Simple to the only use of himself and his Heirs without any Condition Limitation power of Revocation Trust Reversion Remainder or any other Restraint Matter or Thing whatsoever to alter change charge revoke defeat determine or incumber the same Estate or the use thereof And that (for and notwithstanding any such Act Matter or Thing as aforesaid) he the said James Taylor now hath in himself good Right full Power true Title and lawful and absolute Authority to grant bargain sell alien release and convey the said Messuages or Tenements Hereditaments and all other the premises hereby or mentioned or intended to be hereby granted and released with the Appurtenances unto and the use of the said John Abbott his Heirs and Assigns in Manner and Form aforesaid and according to the true Intent and Meaning of these presents And Farther that it shall and may be lawful to and for the said John Abbott his Heirs and Assigns from Time to Time and at all Times hereafter peaceably and quietly to enter into and upon have hold use occupy possess and enjoy the said Messuages or Tenements Hereditaments and all other the premises hereby or mentioned or intended to be hereby granted and released with their Appurtenances and to receive and take the Rents and Profits thereof and of every part thereof to and for his and their own use and Benefit without any lawful Let Suit Hindrance Molestation Eviction Claim or Demand whatsoever of or by the said James Taylor his Heirs or Assigns or of or by any other person or persons claiming or to claim by from under or in Trust from him them or any of them And that free and clear and freely clearly and absolutely acquitted exonerated and discharged or otherwise by him the said James Taylor his Heirs Executors and Administrators well and sufficiently saved defended kept harmless and indemnified of from and against all and all Manner of former and other Gifts Grants Bargains Sales Leases Mortgages Jointures Dowers Rights and Titles of Dower uses Trusts Wills Intails Legacies Settlements Statutes Recognizances Judgements Extents Executions Annuities Rents and Arrears of Rent and of from and against all other Estates Rights Titles Troubles Debts Charges Incumbrances Claims and Demands whatsoever had made done committed occasioned or suffered or to be had made done committed occasioned or suffered by the said James Taylor his Heirs or Assigns or by any other Person or Persons claiming or to claim by from under or in Trust for him them or any of them or by through or with his their or any of their Assent Consent Act Means Privity or Procurement (the accustomed Rents and Services from henceforth to become due for the said premises to the Chief Lord of the Fee thereof only excepted) And Moreover that he the said James Taylor and his Heirs and all and every other Person and Persons having or lawfully claiming or who shall or may so have or claim any Estate Right Title Trust or Interest at Law or in Equity of in to or out of the said Messuages or Tenements Hereditaments and Premises hereby or mentioned or intended to be hereby granted and released or of in to or out of any part thereof from by under or in Trust for him them or any of them shall and will from Time to Time and at all Times hereafter upon every reasonable Request and at the Proper Costs and Charges in the Law of the said John Abbott his Heirs or Assigns make do acknowledge levy suffer and execute or cause or procure to be made done acknowledged levied suffered and executed all and every such farther and other lawful and reasonable Act and Acts Deeds Devices Conveyances and Assurances in the Law whatsoever for the farther better more perfect and absolute granting conveying and assuring the same Messuages or Tenements Hereditaments and all other the Premises aforesaid with the Appurtenances unto and to the use of the said John Abbott his Heirs and Assigns as by the said John Abbott his Heirs and Assigns or by his or their Counsel learned in the Law shall be reasonably devised or advised and required In Witness whereof the said parties hereunto have to these present Indentures (written on parchment legally stamped) interchangeably set their Hands and Seals the Day and Year first above written.
