This Indenture made the twelfth day of october in the twenty sixth year of the Reign of our Sovereign Lord George the third by the Grace of God of Great Britain France and Ireland King Defender of the Faith and soforth and in the year of our Lord One thousand seven hundred and eighty six Between William Lilleford the younger of Ramsgate in the Isle of Thanet in the County of Kent Mariner and George Kennard of the same place Mariner of the one part and John Abbott of the parish of Saint Dunstan near and without the Walls of the City of Canterbury Brewer of the other part Witnesseth that for and in Consideration of the Sum of four hundred and fity pounds of lawful Money of Great Britain to the said William Lilleford and George Kennard in Hand well and truly paid by the said John Abbott at or before the Sealing and Delivery of these presents the Receipt whereof the said William Lilleford and George Kenard do hereby severally acknowledge and thereof and of every part thereof do and each of them doth acquit release and discharge the said John Abbott his Heirs Executors Administrators and Assigns and every of them for ever by these presents They the said William Lillford and George Kennard have and each of them hath granted bargained sold aliened released and confirmed And by by these presents Do and each of them Doth grant bargain sell alien release and confirm unto the said John Abbott (in his actual possession now being by Virtue of a Bargain and Sale to him thereof made by the said William Lilleford and George Kennard in Consideration of five shillings apiece to them paid by the said John Abbott by Indenture bearing Date the Day next before the Day of the Date of these presents for the term of one whole year commencing from the Day next before the Day of the Date of the same Indenture and by Force of the Statute for transferring Uses into Possession) and to his Heirs and Assigns All that Messuage or Tenement (late heretofore built and erected) now called or known by the Name or Sign of the Sun with the Outhouses Edifices Buildings Yards Backsides and Ground thereunto belonging and adjoining and therewith usually held used and enjoyed situate lying and being in Ramsgate aforesaid in the said Isle of Thanet and County of Kent in or near a certain Street there called the Brick Street (and now also called Effingham Place) heretofore in the Tenure or Occupation of Thomas Parkinson or his Assigns since of Hannah Witherden Widow or her Assigns and now or late in the Tenure of Occupation of Richard Wraight or his Assigns or Undertenants Together with the free and Common use and benefit at all times (with the Tenants or Occupiers of certain other Messuages near thereunto) of a certain Grass Plat or Bleaching Spot situate in or near the said Street and adjoining to a certain Messuage and Premises there late in the Occupation of Mary Gregory Widow and now of William Doughty and to a certain Messuage and Premises there of John Holmans and free Way and Passage to and from the said Grass Plat or Bleaching Spot by and through a certain Gate next the said Street and at the West End of the said Messuage and Premises in Occupation of the said William Doughty And also all Ways Paths Passages Waters Water Wells Water Courses Walls Fences Inclosures Lights Easements Liberties Privileges Profits Advantages Emoluments Hereditaments and Appurtenances whatsoever to the said Messuage or Tenement and Premises belonging or in any wise appertaining or therewith or with any part thereof usually held used occupied or enjoyed or accepted reputed taken or known as part parcel or Member thereof or of any part thereof And the Reversion and Reversions Remainder and Remainders Rents Issues and profits thereof And also all the Estate Right Title Interest Use Trust Inheritance Claim property and Demand whatsoever both at Law and in Equity of them the said William Lilleford and George Kennard and of each of them of in to or out of the said Messuage or Tenement Hereditaments and premises or of in to or out of any part thereof And also all Deeds Writing and Evidence whatsoever touching or concerning the said premises only or only any part thereof which they the said William Lilleford and George Kennard or either of them now have or hath in their or either of their Hands Custody or Power or which they or either of them can get or procure without Suit at Law or in Equity To have and to hold the said Messuage or Tenement Outhouses Buildings Yards Backside Garden Ground and Hereditaments and all other the premises hereby or mentioned or intended to be hereby granted and released with the Appurtenances unto the said John Abbott his Heirs and Assigns To the only proper Use and Behoof of the said John Abbott his Heirs and Assigns for ever And the said William Lilleford for himself and his Heirs Executors and Administrators And the said George Kennard for himself and his Heirs Executors and Administrators do and each of them doth hereby severally covenant promise and grant to and with the said John Abbott his Heirs and Assigns in Manner following, that is to say, that (for and not withstanding any Act Deed Matter or Thing whatsoever by them the said William Lilleford or George Kennard or either of them or by any person or persons claiming or to claim by from under or in Trust for them or either of them done committed or wittingly or willingly suffered to the contrary) they the said William Lilleford and Gerge Kennard now at and immediately before the Execution of these presents are and stand or one of them is and standeth lawfully rightfully and absolutely Seized in their or one of their Demesne as of Fee of the said Messuage or Tenement Hereditaments and all other the premises hereby or mentioned or intended to be hereby granted and released with the Appurtenances of and in a good sure lawful perfect absolute and indefeazible Estate of Inheritance in Fee Simple to the only use of themselves and their Heirs or the Heirs of one of them without any Condition Limitation Power of Revocation Trust Reversion Remainder or any other Restraint Matter or Thing whatsoever to alter change charge revoke defeat determine or incumber the same Estate or the use thereof And that (for and notwithstanding any such Act Matter or Thing as aforesaid) they the said William Lilleford and George Kennard now have in themselves or one of them hath in himself good Right full power true Title and lawful and absolute Authority to grant bargain sell alien release and convey the said Messuage or Tenement Hereditaments and all other the premises aforesaid with the Appurtenances unto and to the use of the said John Abbott his Heirs and Assigns in Manner and Form aforesaid and according to the true Intent and Meaning of these presents And farther that it shall and may be lawful to and for the said John Abbott his Heirs and Assigns from Time to Time and at all Times hereafter peaceably and quietly to enter into and upon have hold use occupy possess and enjoy the said Messuage or Tenement Hereditaments and all other the premises hereby or mentioned or intended to be hereby granted and released with the Appurtenances and to receive and take the Rents and profits thereof and of every part thereof to and for his and their own use and Benefit without any lawful Let Suit Hindrance Molestation Eviction Claim or Demand whatsoever of or by the said William Lilleford and George Kennard or either of them their or either of their Heirs or Assigns or of or by any other person or persons claiming or to claim by from under or in Trust for them either or any of them And that free and clear and freely clearly and absolutely acquitted exonerated and discharged of and from all and all Manner of former and other Gifts Grants Bargains Sales Leases Mortgages Jointures Dowers Rights and Titles of Dower uses Trusts Wills Intails Legacies Settlements Statutes Recognizances Judgements Extents Executions Annuities Rents and Arrears of Rent and of from and against all other Estate Rights Titles Troubles Debts Charges Incumbrances Claims and Demands whatsoever had made done committed occasioned or suffered or to be had made done committed occasioned or suffered by the said William Lilleford and George Kennard or either of them their or either of their Heirs or Assigns or by any other person or persons claiming or to claim by from under or in Trust for them either or any of them or by through or with their either or any of their Assent Consent Act Means privity or procurement (the accustomed Rents and Services from henceforth to become due for the said premises to the Chief Lord of the Fee thereof only excepted) And Moreover that they the said William Lilleford and George Kennard their Heirs and all and every other person and persons having or lawfully claiming or who shall or may so have or claim any Estate Right Title Trust or Interest at Law or in Equity of in to or out of the said Messuage or Tenement Hereditaments and premises hereby or mentioned or intended to be hereby granted and released or of in to or out of any part thereof from for by under or in Trust for them or any of them shall and will from Time to Time and at all Times hereafter upon every reasonable Request and at the Proper Costs and Charges in the Law of the said John Abbott his Heirs or Assigns make do acknowledge levy suffer and execute or cause or procure to be made done acknowledged levied suffered and executed all and every such farther and other lawful and reasonable Act and Acts Deeds Devices Conveyances and Assurances in the Law whatsoever for the further better more perfect and absolute granting conveying and assuring the same Messuage or Tenement Hereditaments and all other the premises aforesaid with Appurtenances unto and the use of the said John Abbott his Heirs and Assigns as by the said John Abbott his Heirs or Assigns or by his or their Counsel learned in the Law shall be reasonably devised or advised and required In Witness whereof the said parties hereunto have to these present Indentures (written on parchment legally Stamped) interchangeably set their Hands and Seals the Day and year first above written.
