Whereby in cons[iderati]on of £280 to the s[ai]d Ja[me]s Taylor paid by the s[ai]d John Abbott the s[ai]d Ja[me]s Taylor Did grant bargain sell alien rel[ease] & confirm unto the s[ai]d John Abbott (in his actual poss[essi]on &c) & to his heirs & ass[ign]s

All those two messu[ag]es or Ten[emen]ts (formerly being one Messu[ag]e or dwelling house) with the Outhouses Edifices build[in]gs Yards Backsides Garden & Gro[und]s Her[e]unto resp[ective]ly bel[ongin]g & adjoining & therewith held & enjoyed situate lying & being in Ramsgate in the Isle of Thanet in the s[ai]d Co[unt]y of Kent in or near a certain Street there called the Brick Street th[ere]t[o]f[or]e in the sev[era]l tenures or occup[ati]ons of Sarah White Widow & George Friend & their resp[ect]ive assigns & then or late in the sev[era]l tenures or occup[ati]ons of R[ichar]d Blackburn & Rob[er]t Witherden or their resp[ect]ive ass[ign]s Together with the free & common use & benefit at all times with the Tenants & Occupiers of certain other Messu[ag]es & prem[is]es near th[e]r[e]unto of a certain Grass Plat or Bleaching Spot near the s[ai]d Messu[ag]e & prem[is]es Which s[ai]d Grass Plat or Bleaching Spot was situate at or near the back part of a certain Messu[ag]e in Brick Street af[ore]s[ai]d th[e]r[e]tof[or]e in the occup[ati]on of _____ Gregory Widow & then of William Doughty or his ass[ign]s

Reciting therein (amoungst other things) that the s[ai]d John Abbott was then seized in fee of (among other heredit[ament]s) the s[ai]d prem[is]es & that the s[ai]d Mary his wife in case she survived him would become entitled to her Dower & therefore it had been proposed as the s[ai]d John Abbott was about to sell the same that a fine should be levied for the purpose of extinguishing the Dower as th[e]r[e]in after ment[ione]d

It is witnessed that for barring all estates tail &c & other est[at]es whats[oeve]r & part[icul]arly the right to Dower of the s[ai]d Mary Abbott of & in the prem[is]es th[e]r[ei]na[fte]r desc[ribe]d & for conveying the same To the Uses &c th[e]r[ei]na[fte]r declared & in cons[iderati]on of 10/- to the s[ai]d John Abbott & Mary his Wife paid by the s[ai]d Ja[me]s Abbott the s[ai]d John Abbott Did thereby covenant &c that he & Mary his Wife wo[ul]d in or as of Trinity Term then last or some subsequent term ack[now]ledge & Levy in due form of Law One fine Sur Conuzance &c with Proclam[ati]ons &c of (inter alia)

The s[ai]d Prem[is]es by the description of All that Messu[ag]e or Ten[emen]t then called or known by the Name or Sign of the Sun (th[e]r[e]tof[or]e divided into sev[era]l Messu[ag]es or Ten[emen]ts) with the Outhouses Edifices build[in]gs yards gardens Backsides & Gro[und]s th[e]r[e]unto bel[ongin]g & adjoining & th[e]r[e]with usually held & enjoyed situate lying & being in the ville of Ramsgate in the s[ai]d Isle of Thanet & Co[unt]y of Kent in or near a certain Street there called Brick Street & then called Effingham Place & th[e]r[e]tof[or]e in the tenure or occup[ati]on of _______ Jones or his ass[ign]s or undert[enant]s Together with the free & common Use & benefit at all times (with the tenants & occupiers of certain other Messu[ag]es near th[e]r[e]unto ) of a certain Grass Plat or Bleaching Spot situate in or near the s[ai]d Street & adjoining to a certain Messu[ag]e & Prem[is]es then or then late in the occup[ati]on of W[illia]m Doughty & to a certain Messu[ag]e & prem[is]es there then or then late of John Holmans and free way & passage to & from the s[ai]d Grass Plat or Bleaching Spot by & thro[ugh] a certain Gate next the s[ai]d Street & at the West End of a Messu[ag]e & Prem[is]es then or then late of the s[ai]d Will[ia]m Doughty
And of all Houses Outhouses &c And the rev[ersio]n &c

Then it was decl[are]d that the s[ai]d fine when Levied sho[ul]d Enure & the s[ai]d James Abbott sho[ul]d stand & be seized of the s[ai]d heredit[ament]s

To the use of such person & persons & for such Estate &c Upon such trusts & for such intents & purposes & with under & subject to such powers provisos &c as the s[ai]d John Abbott at any time or times during his Life by any Deed or Deeds instrum[en]t or instrum[en]ts in writing to be sealed & delivered in the presence of & attested by 2 or more cred[i]ble Witnesses direct Limit or app[ointe]d

Reciting the before abstr[acte]d Ind[entu]re dated 24th Sept[embe]r then last and the Fine levied in pursuance thereof

Also Reciting that the s[ai]d Richard Tomson had agreed with the s[ai]d John Abbott for the purchase of of the s[ai]d Messu[ag]e or Ten[emen]t & heredit[ament]s th[e]r[ei]na[fte]r ment[ione]d to be hereby app[oin]ted & released for £1200

Also Reciting that the s[ai]d Richard Tomson was desirous that the heredit[ament]s so contracted for sho[ul]d be limited & assured in manner th[e]r[ei]na[fte]r expressed in order to prevent any Wife of him the s[ai]d Richard Tomson from being dowable th[ere]of or any part th[ere]of

It is Witnessed that in p[ur]suance of the s[ai]d agreem[en]t & in cons[iderati]on of £1200 to the s[ai]d John Abbott paid by the s[ai]d Richard Tomson The s[ai]d John Abbott in p[ur]suance & by virtue of the power & authority to him given or limited in & by virtue of the s[ai]d th[e]r[ei]n rec[ite]d Ind[entu]re & Fine & by virtue of all other powers &c Did by the now abstr[acte]d Deed or instrument in writing by him the s[ai]d Jno[John] Abbott sealed & delivered in the presence of & attested by 2 credible witnesses direct limit & appoint

That all and singular the Messu[ag]e or Ten[emen]t & heredit[ament]s th[e]r[ei]na[fte]r descr[ibe]d & ment[ione]d to be th[e]r[e]by app[oin]t[e]d & released with the appurt[anence]s

Sho[ul]d thenceforth be & remain

To the sev[era]l Uses & upon the trusts & for the intents & purposes th[e]r[ei]na[fte]r expressed & declared of & concerning the same

All that Messu[ag]e or Ten[emen]t called or known by the name or sign of the Sun (th[e]r[e]tof[or]e divided into several Ten[emen]ts) with the outhouses edifices build[in]gs yards garden backsides & gro[und]s thereunto bel[ongin]g & adjoining & therewith usually held & enjoyed situate lying & being in Ramsgate af[ore]s[ai]d in the s[ai]d Isle of Thanet & County of Kent in or near a certain Street or place there th[e]r[e]tof[or]e called the Brick Street & then called Effingham Place theretofore in the tenure or occup[ati]on of R[ichar]d Wraight or his ass[ign]s or underten[an]ts & then or then late in the sev[era]l tenures or occup[ati]ons of R[ichar]d Jones & Edward Kidner or their ass[ign]s or underten[an]ts Together with the free & common use & benefit at all times (with the Ten[an]ts & occupiers of certain other Messu[ag]es near th[e]r[e]unto) of a certain Grass Plat or Bleaching Spot situate in or near the s[ai]d street & adjoining to a certain Messu[ag]e & prem[is]es then or then late in the occup[ati]on of W[illia]m Doughty & to a certain Messu[ag]e & prem[is]es there then or then late of John Holmans & free way & passage to & from the s[ai]d Grass Plat or Bleaching Spot by & through a certain Gate in or near the s[ai]d Street & at the West end of the s[ai]d Messu[ag]e & prem[is]es then or then late of the s[ai]d W[illia]m Doughty

And in default of & until such dir[ecti]on lim[itati]on or app[oin]tm[en]t & so far as no such dir[ecti]on &c sho[ul]d extend
